The Invisible Enemy Inside Your Van Build: Moisture, Mold, and What Most Converters Get Wrong
You spend months planning your build. You source the right insulation, pick out the perfect wood for your cabinetry, wire up a solar system you're genuinely proud of. Then, somewhere around month three on the road, you notice a smell. A faint, earthy mustiness that shouldn't be there. You pull back a panel and find black mold blooming across your subfloor. The wood is soft. The insulation is saturated.
This scenario plays out more often than the van life community likes to admit. Moisture damage is the single most common cause of premature van build failure in the US, and the frustrating part is that most of it is entirely preventable — if you understand what's actually happening inside your walls.
Why Vans Are Especially Vulnerable
A van is a metal box. Metal conducts temperature extremely efficiently, which means the interior surface of your van walls and ceiling are constantly trying to equalize with whatever temperature exists outside. In cold weather, that metal surface is cold. When warm, humid interior air — generated by your breath, cooking, wet gear, even your body heat — contacts that cold metal surface, it condenses into liquid water.
This is the dew point in action. It's basic physics, and it doesn't care how beautiful your build is.
The problem is compounded by the fact that van walls have cavities. Insulation fills those cavities, and if moisture gets behind the insulation — either through condensation on the van skin or through vapor migration — it has nowhere to go. It sits there, in the dark, at temperatures that mold organisms love. Within weeks, you have a problem. Within months, you have a serious structural issue.
The Insulation Mistake That Starts It All
The most common moisture mistake in van conversions starts with insulation choice and installation.
Fiberglass batts are a bad idea in vans. They're vapor-permeable, meaning moisture moves through them freely and gets trapped against the cold metal. They also lose R-value when wet, which defeats the entire purpose. Yet they show up constantly in budget builds because they're cheap and familiar from house construction.
Closed-cell spray foam is the gold standard for van insulation precisely because it's a vapor barrier as well as an insulator. Applied correctly, it seals the van skin and prevents moisture from reaching the metal surface in the first place. It's more expensive and harder to apply evenly as a DIY project, but it's the most reliable moisture solution available.
Rigid foam board (polyiso or XPS) is a middle-ground option that many experienced builders use on flat surfaces. When seams are taped and edges are sealed with spray foam, it can perform nearly as well as full spray foam application.
The critical rule, regardless of insulation type: you cannot leave any air gap between your insulation and the van's metal skin. That gap is where condensation forms. Fill it completely or don't bother.
Ventilation: The Part Everyone Underestimates
Insulation addresses one side of the moisture equation. Ventilation handles the other — the ongoing removal of humid air generated by daily living.
A single person sleeping in a van exhales roughly a liter of water vapor per night. Add cooking, wet gear drying out, pets, a second person, and you're generating significant humidity every single day. Without active ventilation, that moisture accumulates until the interior air becomes saturated and condensation begins forming on every available surface.
Fan fans (roof vents) are non-negotiable. The Maxxair and Fan-Tastic brands dominate this space for good reason — they move serious CFM (cubic feet per minute) of air, they have rain sensors, and they can run on relatively low power draw. One fan is a minimum. Two fans — one at each end of the van creating a cross-flow — is significantly more effective.
The direction of airflow matters. Exhaust mode (pulling air out of the van) is generally more effective for moisture control than intake mode because it creates negative pressure that pulls fresh, drier air in through cracks and gaps. In humid climates, run your roof vent on exhaust whenever you're cooking or sleeping.
Don't cook inside without ventilation running. A single pot of pasta generates a remarkable amount of steam. That steam goes somewhere — and in a sealed van, it goes into your walls.
Climate-Specific Considerations
Moisture management isn't one-size-fits-all. The strategies that work in the dry Southwest desert are different from what you need in the Pacific Northwest or the humid Southeast.
Arid climates (Southwest, high desert): Condensation is less of a daily concern, but temperature swings between day and night can still trigger condensation events, especially in spring and fall. Focus on good insulation and occasional ventilation.
Cold, dry climates (Mountain West in winter): Your breath is the main moisture source. Run the roof vent on low even when it's cold outside — the exchange of air is worth the heat loss. A small dehumidifier running off your battery bank can make a meaningful difference in extended cold-weather stays.
Humid climates (Southeast, Pacific Northwest, Great Lakes): This is the hardest environment for van moisture management. Outside air is already saturated, so simply ventilating doesn't dry things out. A quality dehumidifier becomes essentially mandatory. Eva-Dry and Frigidaire make compact units that work well in van-sized spaces. Silica gel desiccant packs are a low-power supplement for storage areas and cabinets.
The Inspection Checklist You Should Be Running
Moisture damage is easiest to address when it's caught early. Build these checks into your regular maintenance routine:
- Monthly: Pull back any removable panels or access covers and look for discoloration, soft spots, or musty odor. Check under the mattress platform and around the wheel wells — these are the highest-risk zones.
- After wet weather: Check the roof vent seal and any areas where you've run wiring or plumbing through the van body. These penetrations are common moisture entry points.
- Seasonally: Inspect the subfloor, especially near the sliding door and rear doors where rain infiltration is most likely. Press down on the floor — it should feel firm and solid, not spongy.
- Any time you smell something: Don't ignore it. Mold behind a panel smells faintly earthy or musty. Find the source before it spreads.
Building It Right the First Time
If you're still in the planning phase, here's the short version: spend more on insulation than you think you need to, budget for two quality roof vents, and seal every single penetration in the van body with butyl tape and self-leveling sealant. These decisions cost more upfront and save you from gutting your build in year two.
A van conversion is an investment — in money, in time, in the life you're building around it. Moisture is patient. It works quietly, invisibly, and relentlessly. The builders who take it seriously from day one are the ones still loving their vans five years down the road.
